Airbnb changed its entire fee model in May 2026

Before May 25, 2026, Airbnb used a split-fee model: hosts paid roughly 3%, and guests paid a separate 14-17% service fee added at checkout. As of May 25, 2026, that's gone. Airbnb now charges hosts a single 15.5% fee, and the price you set is exactly what the guest sees, no more service fee "sticker shock" at checkout. If you're reading content that still describes the old 3% host fee, it's out of date.

What the 15.5% actually applies to

The host service fee applies to your nightly rate and any additional fees you charge, including your cleaning fee and pet fee. It does not apply to taxes or to any fee Airbnb itself charges the guest. A $75 cleaning fee costs you an extra $11.63 in Airbnb fees before you've earned anything from it.

Regional variations

The 15.5% rate is standard in the US, UK, and Canada. It rises to 16% for hosts in Brazil and Mexico. EU-based hosts pay the 15.5% fee plus VAT on that fee, pushing the effective rate to roughly 18-19% depending on country. South Korean hosts who aren't registered as a business pay an additional 10% VAT on top.
